Villa Nausica is a stylish four-bedroom, fully air-conditioned villa set right by the sea in one of the most sought-after areas of Cyprus—perfect for a relaxed and memorable family holiday.

With its unique layout, calming sea views, and fantastic location, this villa offers a comfortable home base just a few minutes’ walk from the famous Fig Tree Bay, one of Europe’s top-rated beaches. Shops, restaurants, cafés, and all the essentials are close by, making it easy to enjoy your time without needing a car.

The villa features its own private driveway and an inviting courtyard entrance. On this upper level, there’s a bright en-suite bedroom with a double bed, wardrobe space, and air conditioning—great for guests who prefer fewer stairs.

The open-plan kitchen, dining, and living area is fully equipped for family meals and relaxing together. Large patio doors open out to a decked terrace with sun loungers and outdoor seating, leading down to a large grassy space—ideal for children to run and play while you enjoy the view or unwind by the pool. The setting overlooks the scenic peninsula and sparkling sea, making it a truly special spot for sunny days.

On the lower level, there’s a peaceful second living area with comfy seating, a large TV with international channels, and access to a serene Roman-style courtyard with a water feature—perfect for reading, quiet moments, or a morning coffee. Three more spacious double bedrooms are on this floor, all with en-suite bathrooms, including one with sea views and direct access to the garden. Amazing Villa

Liked: This villa is as expected from the description and the photos. It’s spacious and modern with all the facilities and more to ensure a relaxing holiday. The location is excellent, within walking distance of the sea and then the centre of Protaras for restaurants. I would highly recommend this villa.

Improvements: Some maintenance is required to make this house perfect.. no hot water in upstairs bathroom and the rest needed the switch to be set all the time. There was also a smell of dampness downstairs at times.

The property was in the most perfect location, with the most stunning views. If you come to stay here then I would highly recommend getting up to watch a sunrise…you will not be disappointed!

Improvements: The pool wasn’t heated and was too cold to use most of the time due to the time of year. This was my fault really as I didn’t check it was beforehand but I will be sure to always check this for future trips. Re the villa itself, it was a little tired and run down unfortunately. The hot water system was annoying and outdated (no hot water at all, unless you put it on and wait for 15 mins and you have to do that every time you wish to use it, i.e. you can’t put it on and then come back after lunch for a shower as it would be off and cold again). The kettle was broken and would leak. The layout of the property isn’t very child friendly (we had to hire stair gates to ensure safety). And the whole of the downstairs smelt of damp; it was so bad in two of the bedrooms that we were wary to have our children sleep in there. This well could have been due to us being some of the first visitors of the year but it really should have been aired out or something. The smell made my pregnant sister feel sick. On the lower level (between the bedrooms), there is a courtyard, which had a birds nest and lots of bird mess on the floor upon our arrival. The birds were gorgeous but were very loud and would swoop in when you opened the door. We informed the agent right away and they came to remove the nest the following day. Unfortunately though, nothing was done to clean the mess left behind. The property was of average cleanliness upon arrival, on the whole, and definitely could have been cleaner. Irrespective of the above, we did have an amazing time and I am sure that if you visited later in the year (during the peak season), some of these issues would not be apparent. I would stay again for the location and view alone!

Improvements: Wi-Fi was weak, especially downstairs. A router / extender is needed. Parts of paint have fallen off. The place was had not been properly cleaned - we had to deep clean it ourselves.
