Holiday Villa Rentals Near Nissi Beach

Nissi Beach sits at the western edge of Ayia Napa, a shallow crescent of pale sand with a small islet you can walk out to when the tide drops, and it stays the most recognized stretch of coast in this part of Cyprus. LA MER Homes rents self-catering holiday villas near Nissi Beach with private pools, full kitchens and parking, most of them a short drive away and some within walking distance of quieter sand.

What The Western End Of Ayia Napa Is Like

The western end of the resort has a character of its own. Ayia Napa's square and its late-night reputation belong to the center and the harbor, roughly fifteen minutes' walk east, while the roads running off Nissi Avenue and out toward Ayia Thekla are residential, low rise and calm after dark. Families who want the famous beach by day and a quiet garden by evening almost always choose this side. Protaras, ten minutes north, is gentler again but puts you further from the sand that brought you here in the first place.

How Far Each Villa Is From The Sand

Distances matter more than labels, so here they are plainly. Nissi Beach itself has no villa on its doorstep: the Nissini houses and Nissi Apartment sit about 1.3 kilometers away, which is a twenty-minute walk or a four-minute drive, while Villa Amelia in the center is a similar stroll from a different direction. Closer sand is often more useful than famous sand, though. Vathia Gonia and Sandy Bay are around 550 to 600 meters from the Nissini villas, and La Casa De Louie at Ayia Thekla stands 50 meters from Sirens Beach. Makronissos, Landa and Ayia Thekla beach all lie west along the same coast road, Cape Greco and Konnos Bay about twenty-five minutes east, and Larnaca International Airport roughly 45 minutes away by car.

What Every Villa Includes

Every house comes with its own private pool, wifi, air conditioning, a fully fitted kitchen and off-street parking, with bed linen and the final clean included in the rate. Cots, towels, airport transfers, mid-stay cleaning and pool heating can be added at booking. Reserving on this site means no platform commission sits on top of the price and availability is live rather than cached, and our office in Paralimni is twenty minutes from every address, which is why questions get answered by somebody who has been there. A Typical Week Near Nissi Beach

Families tend to settle into a rhythm here within a day or two. Mornings belong to the sand, when the car park is still half empty and the water is at its calmest; afternoons move back to the garden, where the shade and the pool beat a crowded beach in August; evenings run either into town for dinner or no further than the barbecue. Supermarkets, bakeries and pharmacies sit along the main roads through Ayia Napa and Ayia Thekla, so nobody needs a long drive for milk. A word on the resort's reputation, since people ask: the noise belongs to a handful of streets around the square, and most of our properties decline bookings from groups under 25, which is why these gardens stay quiet.

Frequently Asked Questions

How far are your villas from Nissi Beach?

Most sit five to fifteen minutes away by car. The closest by name are the two Nissini villas and Nissi Apartment on Nissi Avenue, roughly 1.3 kilometers from the sand, which works out at a twenty-minute walk. Properties around Ayia Thekla are a little further west, generally under ten minutes' driving, and several of those stand much nearer to their own local beach instead.

Can we walk to the beach?

To Nissi Beach specifically, yes, from the Nissi Avenue houses and from Villa Amelia, allowing around twenty minutes each way in summer heat. Most families drive and park. What plenty of guests find is that the nearer stretches suit them better anyway: Vathia Gonia is roughly 550 meters from Nissini Villa #8, and Sirens Beach is 50 meters from La Casa De Louie.

Is there an entrance fee?

No. Nissi Beach is open to the public and free to enter, with toilets, showers and changing rooms near the entrance. What costs money is a sunbed and umbrella, rented on the sand, and refreshments from the bars along the front. Bringing your own towels and shade from the villa keeps a family day out considerably cheaper.

What about parking?

Both free and paid spaces exist close by, and they fill quickly once the morning gets going, particularly between June and September. Arriving before ten or after four makes a real difference, which happens to be when the sand is most pleasant anyway. Guests staying at the Nissi Avenue properties often skip the problem entirely and walk.

Is Nissi Beach suitable for young children?

It is one of the better choices on this coast for them. The water shelves gently and stays shallow a long way out, waves are usually slight, and the sand is soft underfoot. At low tide children can wade across to Nissi Islet, which most of them remember longer than anything else on the holiday. Facilities near the entrance help with the practical side.

How does it compare with Makronissos?

Makronissos, a few minutes west, offers much the same quality of water and well-kept facilities with noticeably fewer people on it. Nissi has the atmosphere, the beach bars and the islet; Makronissos has calm. Families and couples who tried both often end up returning to Makronissos for ordinary days and saving Nissi for one or two. Both are easy from any villa on this page.

Is this end of Ayia Napa noisy?

Not in the way the resort's reputation suggests. Clubs and late bars are concentrated around the square and the harbor, well east of here, and the streets off Nissi Avenue are residential. Nissi Beach itself has daytime music from the bars along the front during peak season, which fades in the evening. Many of our properties also decline bookings from groups under 25.

Do I need to hire a car?

Not strictly, since taxis are plentiful and the beach is walkable from some addresses, but a car changes the holiday. Makronissos, Landa, Ayia Thekla, Cape Greco, Konnos Bay and the whole Protaras coastline open up, supermarket runs stop being a chore, and every villa has its own parking included. Most guests staying a week take one.

Which airport should we fly into?

Larnaca International Airport, about 45 minutes by road, serves this coast and takes the large majority of UK flights. Paphos is roughly two hours away and rarely worth it unless the fare difference is substantial. Airport transfers can be added to any booking, and for families arriving late at night they are usually money well spent.

Do all the villas have a private pool?

Every property in the featured list above does, used by your group alone rather than shared. Sizes run from around 7 meters by 3 up to 8 by 4, several have shallow ends, and heating can be added on selected addresses for spring and autumn stays. Nissi Apartment #101 and #102, on Nissi Avenue itself, have no pool and suit guests who prioritize the location over swimming at home.

When is the quietest time to visit?

May, early June, late September and October give warm settled weather with a fraction of the crowds, and the sea has either kept or regained its summer warmth. July and August are busiest by a wide margin. Winter is very quiet indeed, with the beach essentially empty, which suits walkers and photographers more than swimmers.

What is included in the rental price?

The villa itself, its pool, wifi, air conditioning, parking, bed linen and the final clean. Towels, cots, airport transfers, mid-stay cleaning, welcome grocery packs and pool heating are optional additions priced at the booking stage. Because you are reserving direct, no platform commission is added afterward and the figure you see is the figure you pay.
