Large Family Villas in Cyprus

Our large-family villas range from 4 to 8 bedrooms with multiple bathrooms, spacious living areas and private pools designed for multi-generational holidays and group celebrations. Every property is hand-picked for safety, comfort and the kinds of features families actually need on holiday.

We feature villas sleeping anywhere from 8 to 16+ guests across 4 to 7 bedrooms. Most include multiple bathrooms (often one per bedroom), separate sitting areas, and large kitchens designed for cooking together.

Family-friendly features include high chairs, travel cots, child safety gates, pool fences, board games, sun-shaded play areas and separate children's pools at many properties.

All villas have private pools, free Wi-Fi, air conditioning in every room, free parking for multiple cars, and outdoor BBQ areas — everything a multi-generational holiday needs.

Frequently Asked Questions

What's the largest villa you offer?

Our largest villas sleep up to 16 guests across 7 bedrooms. Browse the list below for the latest available.

Do large villas have multiple bathrooms?

Yes. Most of our 4+ bedroom villas have one bathroom per bedroom (en-suite where possible), plus a separate guest WC.

Can you provide cots and high chairs?

Yes — travel cots, high chairs and child safety gates can be provided free of charge on request. Just let us know when booking.

Is there parking for multiple cars?

All large villas include free off-street parking for at least 2 cars, with most accommodating 3 to 4 vehicles.

Are the villas suitable for hen and stag groups?

Some villas are happy to host adult-only groups; others (in residential areas) prefer families. Contact us before booking and we'll match you to the right villa.

How does pricing work for large groups?

Villas are priced per villa, not per person — so larger groups often work out at €30–€50 per person per night, far cheaper than hotel rooms.

Are there villas with multiple living areas?

Yes. Many of our 5+ bedroom villas have separate lounges, family rooms or covered outdoor pavilions, so children, teenagers and grandparents can all have their own space when they need it.

Can two families share a villa comfortably?

Absolutely — this is one of the most popular ways our larger villas are used. Look for villas with two master suites (one upstairs, one downstairs is ideal) so each family has its own private wing.

Are there villas suitable for guests with mobility needs?

Several single-storey villas in our portfolio have step-free access, wide doorways and walk-in showers. Tell us your specific requirements and we'll shortlist the most suitable properties for you.

Can large villas accommodate special celebrations?

Yes. Our larger villas are popular for milestone birthdays, anniversaries and family reunions. We can help arrange catering, cake delivery, decorations and even live music — just ask.
